10 Steps to Your Dream Home

Building your dream home should be an enjoyable process, so we've created this simple ten step guide to show you exactly what to expect along the way.

Site Visit

We visit your property for a complementary site inspection to assess the “build-ability”, taking into account factors such as levels, land contour, available services, neighbouring properties etc. We investigate District Council and/or subdivision requirements imposed on your property, that may affect us in the design and planning stage. We will also meet with you personally to discuss your budget, internal specifications, exterior cladding and your general wish list of inclusions for your home.

If you do not own land yet, we are more than happy to assist you in securing your ideal property, and work closely with local real estate agents and developers to make this happen.

Concept Plans

Your ideas are transferred onto paper, with a simple site, floor and elevation plan produced. One of our standard plans can be used in its entirety (or an altered version), or we can totally design and build your dream home from scratch! Once you are in love with your concept plan, pricing plans will then be produced. This adds in enough detail for all of our sub-contractors and suppliers to quote off.

Fixed Price Quote

Once all the quotes are received back in, we can then cost out the job fully, producing you your “fixed priced building agreement”. This agreement may have realistic allowances/PC sums for a number of undecided/unknown items i.e. excavation depth and volume, heating option etc. Once you are happy with the agreement then it is all signed up and confirmed.

Client Meetings

You will then complete your client meetings, by visiting our kitchen supplier, flooring supplier and colour consultant (and any others that are applicable to your build). At the same time, we will be getting your job ready to be lodged into council for the building consent, by ordering any required engineering, truss designs, soil reports, drainage reports and septic tank designs etc.

Final Plans

Once we have received all the information mentioned in ‘Step 4’, we then transfer this onto your building plans and specifications. Once completed, your working drawings will be roughly 25-30 pages, detailing everything down to different cladding junctions etc. The last piece of this step involves you signing off on these plans, prior to us submitting them into council.

Consenting

We now collate everything together, specifications, manufactures documentation, working drawings, required council forms etc and lodge everything into council, applying for a PIM (project information memorandum), at the same time. This can be up to around 300-400 pages worth of information!

Purchase Orders

Once council have issued the building consent, we can then produce all the job purchase orders, based off your plans and specifications. Every order, right down to door hardware, is sent out prior to starting on site (so everyone knows what is required of them). This is all part of our exceptional organisation system.

Construction

The exciting time! We start and complete the physical process of constructing your home on site. There are set client meetings at various stages throughout this process (start up, roof on, internal linings, pre handover walk through, handover and then 90-day maintenance). You will also receive weekly job updates stating what we anticipate to achieve on your home in the up-coming week.

Hand Over

Once council have signed off on your home, we are then able to hand your home over to you! Please note: your bank and/or insurance company may require council to issue their “code of compliance certificate”, prior to releasing the final payment and/or insuring your home. This may affect the actual timing of handover.

Review

After two months of enjoying your beautiful new home, we will send out our “90-day maintenance form”, allowing you the chance to note down any points that you might like to bring to our attention. We will then have a quick walk through your home (if required) and complete any minor maintenance work.

Beyond this time, you can be rest assured knowing that your home is fully covered by the Master Build 10 Year Guarantee. This allows you to relax and enjoy all that your new home has to offer!
